Approved with conditions: King’s Classical School
King’s Classical School submitted an application to modify and expand its existing special exception permit for operating a school at 3030 Augusta St.
The board conditionally approved the application, which will allow the private school to add a modular classroom building on the property. King’s Classical School, which opened in 2025, currently leases classroom space from Augusta Heights Baptist Church.
According to the application, the private school plans to convert the church’s former sanctuary building into classroom space but the project has been delayed. Michael Short, board member of King’s Classical School, said renovations to the sanctuary will be completed in phases and are expected to begin in the fall.
A modular classroom building will be installed on the property’s parking lot for the school to use starting the next school year. King’s Classical School expects to use the modular building for two to three years as the church conversion project is completed. As a condition for approval, the modular building will be permitted for two years. The applicant can apply for three one-year extensions.
City staff originally recommended a condition requiring the school to remove the modular building once permanent classroom space can be occupied. The board removed this condition from its approval at the request of the applicant. Short explained that the school will possibly need to use the modular building after completing the first phase of the sanctuary renovation.
Another staff-recommended condition was removed by the board at the applicant’s request. The condition would have ended the school’s temporary use permit for leasing the church’s classroom space once the modular building was installed. Short explained that the school might need to use some of the church’s classroom space during the sanctuary renovation, depending on how many classrooms are in the modular building.
The approved permit modification will also allow King’s Classical School to convert an existing residence at 109 Old Augusta Road into administrative office space for the school. The private school purchased the property in March. As a condition for approval, transition screening is required to be added along the property line separating the school from the residential home at 111 Old Augusta Road.

Approved with conditions: Jack Brown’s Beer and Burger Joint
The board granted conditional approval to modify Jack Brown’s Beer and Burger Joint’s existing special exception permit for operations after midnight. The modification allows the downtown restaurant located at 19 Augusta St. to offer outdoor dining and entertainment.
Jack Brown’s Beer and Burger Joint’s outdoor patio is located in a shared common area between Papi’s Kitchen and Eggs Up Grill in Greenville’s West End. It includes six picnic tables and a small stage.
Outdoor dining and seating will be available at Jack Brown’s Beer and Burger Joint until 10 p.m. The restaurant plans to host live music on the outdoor stage occasionally. The special exception permit requires outdoor entertainment to end by 9 p.m.
