Here is what’s on the agenda for the next city of Greenville Planning Commission meeting on March 6:
American Legion rezoning
An application has been submitted to rezone the site of the American Legion Building at 430 N. Main St. from CV (Civic District) to MXS-D (Downtown Shopfront District).
The application states that the zoning change would better serve the community as there are plans for the property to be sold and the nonprofit to move to a new location. In 2024, the city approved the sale of the former municipal court building next door at 426 N. Main St. to a developer planning a mixed-use development.
In a January 2025 interview, Kirk Conover, commander of the James F. Daniel Jr. American Legion Post 3, told the Greenville Journal that site “no longer suits” the organization’s next chapter.
Laurens Road Chick-fil-A rezoning
The commission will consider rezoning 0.06 acres on Landwood Avenue from a split zone RN-C (Neighborhood C District) and MX-5 (Mixed Use 5 District) to a uniform MX-5 designation.
The rezone would allow the intended renovation of Chick-fil-A located at 1564 Laurens Road to accommodate drive-thru improvements, an outdoor eating space and circulation between the parking area at nearby Camelot Cinemas.
Zoning map changes
The city will bring an application to amend portion of the city’s zoning to promote:
- Affordable housing
- Preservation of open space
- The preservation of a historic cemetery in the Nicholtown community
Some of the proposed areas for updated zoning include:
- 0.82 acres along West Washington Street and Capitol Court from RNX-B (Neighborhood Flex B) to RNX-C (Neighborhood Flex C) for the purpose of extending affordable housing opportunity. The two streets intersect in the Southernside neighborhood.
- 0.55 acres at 1 Alameda St. in Nicholtown from RH-D (House D District) to PK (Park District) to preserve the historic Green-Stokes Cemetery as open space.
- 2.43 acres on East Faris Road and Glenn Road near South Pleasantburg Drive rom RH-C (House C District) to PK to preserve open space.
- 11.51 acres on Ridge Road (exact borders not specified) from IX (Industrial Flex District) to PK to preserve open space.
