A roughly 12,400-square-foot strip mall is planned for the Brushy Creek Road corridor on the west side of Greer, bringing with it retail, an upscale dog park and a food hall.
Urban Space Greer will be located at 5 Moorlyn Lane. The project is being developed by Busc Realty, led by Jay Desai, a mechanical designer engineer and founder of Green Laundry Lounge, a laundromat with a restaurant component. The laundromat opened in 2022 in Desai’s Palm at Brushy Creek development.
Desai is collaborating with Johnston Design Group, Clayton Construction Co. and Britt, Peters and Associates Inc. on the endeavor.
Urban Space Greer is expected to break ground late this summer or in the fall. Desai said the project is looking at a 10- to 12-month timeline and $3 million to $3.5 million investment. He expects it to create between 45 and 65 jobs.
“I think Greer is taking risk and bringing some unique ideas, food establishments, and it’s kind of becoming an urban space,” Desai said. “So I’m like, ‘OK, let’s plan Urban Space Greer.'”

The idea for a dedicated dog park component came from his own experience. He recognized that while dog parks may be fun for canines, they’re a little lackluster for dog parents. The park will be behind the development and permit visitors to bring in food or drinks.
Desai has plans to install a large video screen in the park so visitors can watch sports.
Currently, the development has confirmed New York-based Singas Pizza and a burger-taco concept that can’t be announced yet. Desai did say the concept would be from a “local chef who was James Beard nominated.” The food hall will occupy about 3,600 square feet.
Desai has ambitions for self-serve tap systems, similar to those at Group Therapy & Playground or tap house Hoppin’.
He would also like to see local vendors in the development, with visions of a salon or dog spa, as well as other food and beverage vendors.
